Building tailored for the client.

The designed office building is to cater to the developmental needs of Comarch. The building initially was meant to be divided into two parts: the front part for Comarch and the rear part with a separate entrance, freely arrangeable, in the division for 1 to 4 tenants on every floor. Each part have its own entrance hall, with reception and security system. The building can be used in a very diverse way: an area that is not needed in a given time can be leased to third parties. Functionally, the front and rear building are fully independent and separated. As the investor was the only user of predominant area of the building, the detailed distribution of function was known from the beginning. The functions located on the groundfloor can be accessible for guests: conference center, showroom, training point and cantine. Upper floors are typical office spaces with high level of complex access control. Right after completion the building was occupied by over 1.300 employes.

The visual identity of each level is based on colouristic code. Yellow, red, blue and green appears on carpets and furniture. In contrast, entrace foyer and lift lobbies are kept in neutral and elegant character. With the use of natural materials, such as: stone, ceramic giant tiles, glass and wood the style on simple elegance has been archieved.

Each floor was designed with corridor and enclosed spaces layout. To break the monotony of long and narrow passageways, the meeting points with chillout zones, telephone booths and vending machines were arranged.

The Comarch building as a simple box filled with innovative solutions.

Various experimental and eco-friendly solutions have been introduced to the building. The goal was to create sustainable structure, that will take advantage of energy efficient sollutions such as:

- light shelves and blinds on south and west facades

- photovoltaic solar panels

- dynamic / connected lighting by Philips

The elevation of the office building are arranged in a facade made from sets of selective glass, planted in aluminium profiles and stripes between ceilings made of white and cream coloured Alucobond aluminium panels, with additional insulation. Each elevation module will has one small window installed, for the purpose of ventilation. These windows are equipped with a sensor that switches off the heating and cooling devices in a given room (module).

The south and west elevations are covered by aluminium light shelves – which are capable of lightening the deep inside of the office rooms with indirect light. Besides the comfort of work in the office spaces, this system eliminates the heat gained from room lighting and it is presumed that in specific conditions it might be saving 20-30% energy. The building is certified in the BREEAM - Very Good.
